It looks like things are coming together. I have this cute couple wanting to rent the house coming from Iowa. She’s a veterinarian and they have 6 pets: two huge dogs, two teacup dogs and 2 cats.
They were having a hard time finding a rental and thinking they would have to temporarily re-home their animals for the move. But my crazy ass is letting them rent the house with all their pets. Contrary to what everyone is telling me to do. Lol
But I get it. That would be like asking me to leave one of my kids behind. They are part of their family. You don’t leave family behind. I mean if they had to they would but I’m not going to make them do that.
They are looking to buy as they just sold their house there. She starts her new job locally August 1st. But the market for buying and renting here is crazy right now. I can’t wrap my head around why but there you have it.
It’s working in my favor so I am not going to complain. They are going to sign a 6 month lease, but I do wonder if they will need to break it if they find a house. There is a lot up in the air right now, and maybe that won’t be a problem but I was hoping for a 6 month commitment.
I still really like my idea about renting to seniors. But I’ve also considered doing the Airbnb again; except that was soo much work and the liability seems much higher. You never know who will stay and how they will treat the property. Last time I insisted no parties and yet I know there were at least two. And while the vast majority of people are super respectful and clean, some leave giant messes, make a lot of noise and the 2-3 hour turnaround to clean the entire house can be quite intense.
But having these tenants will give me breathing room and the leverage I need with the lender to get the modification done once and for all.
I did all the calculations and even paying a bit more in utilities (because I’m including them in their rent) I still only need to make $600 a month to cover all my expenses. Which means I can quicky pay off my credit cards and rebuild my savings. Seeing as how my eBay sales are going very well right now.
This is as far as I’ve gotten and 6 months gives me time to make concrete plans for our future. Right now I really can’t think any further ahead because I can’t forsee which doors may open for me.
The lawyer I talked to is charging me $250 an hour. Which definitely doesn’t seem like a huge discount but last time I needed a lawyer and opted for the cheapest one I regretted that decision. And I have $1100 from the GoFundMe to use towards his fees. I’ve already received permission from one person to use it for that. So I just need to reach out to the others and ask them or return their money and close the fundraiser out. Since that was probably one of my more ridiculous ideas. Surely not my last though. 🤷🏽♀️
The house is really clean right now and I look forward to the 5 minutes it will stay that way after the kids get home. 🤣
Raining now. I would go sit outside in it. I really love the rain, but I think instead I’m going to curl up on the couch, watch a movie and enjoy the clean, quiet house while I can.
